Thanks to our in-depth expertise in designing multifunctional buildings, we successfully created a structure that perfectly meets the high demands of the end user.
The goal of the project is to create a complex that integrates office spaces and industrial facilities dedicated to manufacturing. The building provides a gross area of approximately 17,000 sqm, divided between around 6,500 sqm of office space and 6,000 sqm of warehouses and assembly areas. This complex is complemented by an underground parking facility accommodating 200 cars and 155 bicycles.

Nova One is a medium-height building, reaching 26 meters, with five above-ground floors and three basement levels. The first level, with a clear height of 8.10 meters, houses part of the industrial area as well as a mezzanine equipped with sanitary facilities. Above this structure, the office space spans four floors, primarily designed as open workspaces.
The challenge was to combine these two functions into a cohesive unit, with the formal language of the upper volume extending significantly into the lower volume. The aim of the design is to create a building where activities and offices operate harmoniously, yet remain safely and securely separated in accordance with all existing regulations. The design is based on a 1.35 m x 1.35 m or 8.10 m x 8.10 m driven grid.
This grid was applied to the construction, structure, and façade design. As a result, the building, largely conceived as a bespoke construction project, is flexible enough to accommodate future functions beyond its current purpose.
With the offices located above the warehouse, they are not directly connected to the surroundings at first. To establish this connection, a “void” was created, starting from the bottom (level +0) as an experiential space/staircase that extends up to the office reception area (level +1) and above, forming an atrium in the upper volumes. This open void brings air and light deep into the building and also provides a physically engaging connection to the center of the site. In other words, the movement through the building creates multi-level spatial qualities.
The positioning of the three key elements—the experiential staircase, atrium, and main entrance—creates a pleasant balance between height and depth. These proportions ensure an exceptional cross-office layout, making the design not only attractive for a future single-tenant user but also, thanks to its flexibility and diversity, suitable for housing a variety of businesses. Outdoor spaces on different levels further enhance this flexibility.
On one side of the building is a loading and unloading area equipped with a dock and a service door. Space for this zone was very limited, so a comprehensive traffic study was conducted using specialized software. Through extensive research, we developed a compact, safe, efficient, and aesthetically pleasing design for this area.
In terms of sustainability, the project fully complies with the EU’s ESG regulatory requirements. Not only was it focused on energy efficiency, but the construction team also aimed for a higher level across several criteria, including energy, carbon, water, waste, and biodiversity.
Designed to the latest standards, Nova One meets certification systems such as BREEAM EXCELLENT and WELL Gold. By opting for this certification method, Nova One addresses one of the highest ESG requirements that tenants and property owners can impose.
